The market

Orlando is the seat of Orange County, and its metro ranked sixth in the country for single-family permits in the first half of 2025, with permits up from a year earlier. Its growth includes master-planned communities: Horizon West, a plan of villages on former citrus groves in southwest Orange County, was adopted by the county in 1995, and Lake Nona spreads across 17 square miles of southeast Orlando.

It sits about 3,600 feet up on the High Plains, flat open country with little to slow the wind, and it ranks among the windiest cities in the nation. The Rocket City, home to NASA's Marshall Space Flight Center at Redstone Arsenal, keeps adding neighborhoods: its Planning Commission approved more single-family lots in 2025 than in any year since 2007.

The market

At 5,506 feet, Beech Mountain is the highest town in eastern America, and it straddles Avery and Watauga Counties in the North Carolina High Country. A ski resort sits in the middle of town, and the mountain can get 80 to 100 inches of snow a year. The town runs on tourism, and its population swells from a few hundred year-round residents to thousands in ski season.
