Charlotte is the largest city in North Carolina and the seat of Mecklenburg County, with 874,579 people at the 2020 census. Its metro does not stop at the state line: it reaches into South Carolina, where York and Lancaster Counties rank among the region's fastest-growing.

The market

St. George Island is a 22-mile barrier island between Apalachicola Bay and the Gulf, on the stretch of the Florida Panhandle called the Forgotten Coast because large-scale resort development never arrived. A four-mile bridge from Eastpoint, completed in 2004, connects it to the mainland; before the first bridges opened in 1965, the island was reached by ferry. Its eastern end is a state park.

West Palm Beach was incorporated in 1894, two years before Miami, which makes it the oldest incorporated municipality in South Florida. Henry Flagler founded it to house workers for his hotels on Palm Beach, and today it is the seat of Palm Beach County and the northern end of the Miami metro. The city keeps 18 locally designated historic districts, from the Mediterranean Revival homes of El Cid to the bungalows of Flamingo Park.

The market

Hilton Head Island is the second-largest barrier island on the East Coast, after Long Island, and it was incorporated as a town in 1983. U.S. 278 reaches it over bridges across Mackay and Skull Creeks. Large parts of the island are planned communities known as plantations, and some of them, such as Sea Pines, require a pass at the gate.

Kerrville is the seat of Kerr County, a city of about 24,000 people set in the Texas Hill Country roughly 65 miles northwest of San Antonio. The Guadalupe River runs directly through town, lined with city parks, and outside town many parts of the county have weak or no cell service.
