Each site is hard in its own way: high country that can be a long way from a signal, a new Polk County street a map app may not know yet, a teardown lot off the Capital Beltway, a flood zone rebuild on the bay. Lakeside and Pinetop incorporated as one town, Pinetop-Lakeside, in 1984, about 6,900 feet up in Arizona's White Mountains and some 190 miles northeast of Phoenix. The Apache-Sitgreaves National Forests and White Mountain Apache lands surround the town, near the world's largest stand of ponderosa pine. Winters there bring cold and significant snowfall.

The market

Lakeland is the largest city in Polk County, set among 38 named lakes on Interstate 4 between Tampa and Orlando. As housing in both metros grew more expensive, growth spilled inland: Polk County had the largest net gain from domestic migration of any U.S. county in 2023, and the Lakeland–Winter Haven metro was the second-fastest-growing in the country from 2022 to 2023.

Sulphur Springs is the seat of Hopkins County, on Interstate 30 roughly halfway between Dallas and Texarkana and about 79 miles from Dallas. Hopkins County was once known as the Dairy Capital of Texas, and the Southwest Dairy Museum in town still tells that story, though the county's dairy farms have declined since the late 1990s.

Bethesda is an unincorporated community in southern Montgomery County, just northwest of Washington, D.C., and home to the National Institutes of Health and Walter Reed National Military Medical Center. With little vacant land left close in, much of the new building replaces older homes: county planners have found that more than half of Montgomery County's single-family teardowns are in Bethesda.

Tampa is the largest city on Tampa Bay and the seat of Hillsborough County. In September 2024, Hurricane Helene's storm surge set records at every valid tide gauge around the bay, and about two weeks later Hurricane Milton came ashore on Siesta Key to the south.
