It went on to the Florida Panhandle, a North Texas city that led the country's growth among cities of its size, a historic golf village in North Carolina and the Charleston suburbs across the Cooper River. Atlanta is the capital of Georgia and the seat of Fulton County, and part of the city lies in DeKalb County. Its metro, Atlanta-Sandy Springs-Roswell, spreads across 29 counties in north Georgia and is the sixth-largest in the country, with about 6.3 million residents in 2023. Over the first ten months of 2024, it ranked fourth in the nation for single-family building permits.

The market

Panama City Beach is a Gulf beach city in Bay County. In October 2018, Hurricane Michael came ashore near Mexico Beach, to the east, as the first Category 5 storm on record to hit the Florida Panhandle, and the county has rebuilt and kept growing: the Panama City-Panama City Beach metro grew 3.8 percent from 2023 to 2024, second in the country. New communities are going up north of the beach along State Road 79, and FDOT began widening Back Beach Road, U.S. 98, from four lanes to six in 2023.

Celina straddles Collin and Denton Counties in the Dallas-Fort Worth metro, where the growth that started in Plano and moved north to Frisco has reached it. From July 2022 to July 2023, Celina grew 26.6 percent, the biggest gain of any U.S. city with 20,000 or more residents, and Census estimates put it at about 51,700 people in July 2024, more than three times its 2020 count.

Pinehurst is a village in Moore County, and much of its center, resort included, is a National Historic Landmark District, designated in 1996 for its landscape design by Frederick Law Olmsted and its place in the history of American golf. Pinehurst No. 2 hosted its fourth U.S. Open in 2024 and is the USGA's first anchor site, with U.S. Opens scheduled there in 2029, 2035, 2041 and 2047.

The market

Mount Pleasant sits across the Cooper River from Charleston, linked to the city by the eight-lane Arthur Ravenel Jr. Bridge, completed in 2005. It counted 90,801 residents in the 2020 census, the fourth-largest municipality in South Carolina. Growth came fast enough that the town has rationed residential building permits through an allocation system since 2019, to slow growth while its roads and other infrastructure catch up.
