The market
Nashville and Davidson County have run as one metropolitan government since 1963, and the Nashville metro ranked eighth in the country for single-family building permits over the first ten months of 2024. Inside the county, much of the new building is infill. Tennessee's horizontal property regime law and long-standing duplex zoning let builders replace one older house with two narrow ones on the same lot, and close to 9,000 of these "tall and skinny" homes went up in Nashville from 2010 through 2023.
