Draw Inspections in 5 Unique Places, September 2026

    Geo-stamped photo evidence

Rebuilding on the island runs under the 50 percent rule: when repairs reach half of a building's market value, it has to meet current flood elevation, which often means raising or replacing it. That puts weight on the photo record. Every photo is geo-stamped and time-stamped against the draw sheet, so the lender sees which stage of the raising or rebuild each draw is paying for.

About this market

Sanibel is a barrier island city in Lee County, incorporated in 1974, with more than half of its land protected, much of it in the J.N. "Ding" Darling National Wildlife Refuge. The only road on or off is the three-mile Sanibel Causeway, which replaced the ferry in 1963. Hurricane Ian came ashore nearby as a Category 4 storm on September 28, 2022, and washed out sections of the causeway, which reopened with temporary repairs about three weeks later.

Rebuilding here runs under the 50 percent rule: when repairs reach half of a building's market value, the structure has to meet current flood elevation, which often means raising or replacing it. A draw on the island documents that work with geo-stamped, time-stamped photos linked to the draw sheet.
