How long does a draw inspection take?

Short answer

A residential draw inspection usually takes about 15 to 45 minutes on site. The full turnaround, from the lender's order to a delivered report, also covers scheduling, travel, report preparation and review, and commonly runs from same day to several business days. RAZE averages 1.1 days from request to submission on residential draw inspections nationwide.

Two clocks, not one.

"How long" means two different things, and lenders should measure both.

Time on site. A straightforward single-family draw takes roughly 15 to 45 minutes. Commercial, agricultural, remote or complicated projects take longer, as does any visit that includes a stored-materials review or a long list of required photos.

Turnaround. The clock a borrower and a loan officer actually feel runs from the moment the lender orders the inspection to the moment a reviewed report is in the lender's hands. It includes:

  1. Order intake and assignment to an inspector.
  2. Scheduling and, where needed, arranging access with the builder.
  3. Travel and the site visit.
  4. Report preparation: photos, line-item percentages, comments.
  5. Quality review and delivery to the lender.

The visit is usually the shortest step. Assignment, access and review are where days are won or lost.

What slows it down.

Locked or gated sites with no working contact, a draw request that arrives without the budget or prior reports, weather, long drives to rural addresses, and reports that fail review and have to go back to the inspector. Most of those are fixable before the order goes out: send the contact, the access instructions and the current draw sheet with every order. See does the builder need to be present for what to prepare.

Why it matters for lenders.

Set a turnaround target and write down how it is measured: from order to delivered report, in business days, by inspection type. A target with a method lets a lender see which steps run late, compare vendors on the same terms and tell borrowers what to expect. A target without a method is a number nobody can check. The inspection is also only one part of funding; the rest of the timeline is covered in how long it takes to get a construction draw funded.

How RAZE handles it.

RAZE averages 1.1 days from request to submission on residential draw inspections nationwide. That is a measured average, not a promise for any single order: access, weather and location still move individual inspections. Lenders place and track orders in the Ordering Engine, assignments reach the inspector's RAZE Mobile App with the lender's requirements attached, and every status change is visible from order to submission, so the turnaround on each inspection is a recorded fact rather than an estimate.
